Selling in a different market
For the past 5/6 years we have enjoyed a "sellers market" but in 2010 we have moved into a balanced market. In order to sell a home quickly at the best price we need to better prepare our property for sale
Here is some advice that will help:
1.Check you home's curb appeal, stand in front and pretend you are a buyer. What do you see?
2.Then walk through you home as a buyer would. Again would you buy it?
3.Get rid of the personal stuff, such as walls lined with kids' toys, photos of Mom and Dad at the beach,etc You Know what I mean
4. Get new toilet seats! believe me they do much a hugh difference
5, Clean, then clean some more-fix anything broken -paint the front door a sparkling colour-tidy the landscaping. Only then go outside and take another look. Would you buy it now?
6. Uncluttered,cleaned,neat,smelling good,mowed,trimmed,beds made- go to dinner, You deserve it
7, After your well earned dinner, when you come back drive slowly up to the home.Would you buy it now? If the answer is yes you have done your job.
8. Choose a Realtor,one you can trust,this is the #1 requirement!
9. Interview the Realtor and ask for a listing presentation.Did they listen to you?, if not maybe you should try someone else. Then list at the right markrt price.
10.Keep everything as it was on that first day-and you home will sell its self!
