WOODSTOCK-INGERSOLL MLS STATS FOR APRIL
Woodstock, Ont. – Homes sold in Woodstock-Ingersoll & District Real Estate Board’s trading area continued to reach near record levels for the month of April. Residential sales numbered 155 units in April 2010, up 65 per cent from year ago levels. "This stands just nine sales below the record for the month of April set back in 2005," comments President, Lorna Corbett. The average price of residential sales was $221,654.00, rising 9 per cent from the previous year. An increased ratio of higher priced homes helps to bolster the average home price this month. 35 per cent of residential homes sold for April were at a price of $250,000.00 or greater. "Demand continues to run at near record levels, and this is putting upward pressure on prices," said Lorna Corbett. "However, recent gains in new supply are beginning to bring some balance back to the market place". Residential property sales amounted to 34.1 million in April 2010. This is the highest level on record for this month, having climbed 79 per cent on a year-over-basis. In the first four months of the year, there has been a 38% increase in the number of residential sales, with 419 residential sales compared to 257 in the same period one year ago. "Buyers and Sellers have an increased sense of urgency with the looming HST implementation and the growing threat of interest rate hikes," suggest Corbett. Total sales for April 2010 numbered 161 units and $37.9 million in value. This is at an increase of 61% and 87%, respectively from April 2009.
